Expert committee

The expert committee for land values in the area of the district-free city of Rosenheim is an autonomous, independent, neutral and instruction-free expert committee, which was formed on the basis of the Building Code (BauGB). In the Free State of Bavaria, there are 25 expert committees in the independent cities and 71 expert committees in the districts. In addition to the chairwoman, her deputies and representatives of the finance and surveying office, the expert committee includes honorary experts for real estate valuation. The members of the expert committee must be knowledgeable and experienced in the determination of property values or other valuations.

In fulfilling its tasks, the expert committee uses the services of an office, which conducts the business of the expert committee according to the instructions of the chairperson.

    • Preparation of market value appraisals
    • Provision of information from the collection of purchase prices

    The results of the evaluations, which are of interest to the general public or are required for valuations, are published in the standard land value map, in the real estate market report and in purchase price overviews.     Upon written application and for a fee, the expert committee prepares expert opinions on the market value of developed and undeveloped land and rights to land. Owners, holders of equivalent rights, holders of other rights to real estate, beneficiaries of compulsory portions, as well as courts and authorities are entitled to apply under certain conditions.

    If a justified interest can be proven, information from the collection of purchase prices, which is subject to a fee, can be provided upon request in individual cases. Such information is provided in particular to experts and authorities who are demonstrably commissioned with or involved in a specific valuation.

    One of the essential powers of the appraisal committee or its office is to be able to demand from owners or other holders of rights the information and documents necessary for the maintenance of the collection of purchase prices and for appraisals. All courts and authorities must provide legal and administrative assistance to the expert committee.

    Very strict data protection regulations are observed in the performance of these tasks.

  • The expert committee determines and publishes standard land values at regular intervals. The standard land values can be viewed free of charge at the office of the expert committee. The current standard land value map is displayed in the corridor in front of the office at Königstraße 15, 2nd floor, left corridor.

    Standard land values can be accessed online at www.boris-bayern.de. The fee for a single information is 30,00 €. A permanent information authorization costs € 280.00.

  • The appraisal committee publishes data required for valuations and further information in the real estate market report. The real estate market report of the appraisal committee provides a comprehensive overview of the real estate market in the city of Rosenheim. The real estate market report is available online at www.boris-bayern.de. The fee is 50.00 €.

    A print version of the real estate market report is also available upon request from the office of the expert committee.
